Program Details
Knowledge:
A well-informed homebuyer is better prepared to achieve homeownership.
Our sessions train participants to make their best purchasing
decisions.
- Take control of your budget.
- Establish a good credit record.
- Determine your level of
affordability, based on your income and debts.
- Learn about financing options.
- Understand your business
relationship options with a Realtor, and the sales agreement
negotiation process.
- Identify needed repairs before you
buy.
- Understand about title and home
insurance.
- Know what to expect at closing,
including the documents you will be signing.
- Learn how to maintain your home’s
value.
Scheduling and Format: Meet with
people who share the same dream of becoming homeowners, in informal 2
˝ hour sessions, usually four times a month, in the NHS HomeOwnership
Center Conference Room.
Neighborhood Housing Services HomeOwnership counseling and education
programs have met the requirements to qualify as a certified HUD
(Housing and Urban Development) and PHFA (Pennsylvania Housing
Finance Agency) Counseling Agency. You will be required by your lender
to complete Home Buyer Education if you:
- Purchase a home rehabilitated in
the City of Reading by the Our City Reading program
- Qualify for The Federal Home
Loan Bank Home Buyer Equity Fund Grant, which is offered by
several of NHS lender partners
Borrowers in the NHS HomeOwnership special financing program meet the
education requisite with one-on- one credit, budget, settlement, and
post–purchase counseling with their Mortgage Counselor.
If delinquency counseling is necessitated by a NHS borrower’s default
circumstances, the NHS Delinquency Counselor works closely with the
customer to avoid foreclosure proceedings.
